The pool or terrace in a listing may have reservations, opening hours and conditions affecting how often you use it. Before renting in a condominium, ask for the complete rules and the practical information supplied to residents.

Yucatán’s official condominium-law record covers organisation, common areas, administration and budgets. Your everyday decision also needs the particular building’s documents and an explanation of how they relate to the rental agreement.

Test an ordinary week against the rules

Think about arrival times, visitors and deliveries. If family may stay for several weeks, ask how that is registered. If you cycle, check where the bicycle can be stored. If you have a pet, obtain the conditions in writing before relying on a pet-friendly label.

Distinguish permission from availability. Visitor parking does not necessarily mean a space is guaranteed each night. Ask what happens when two residents request the same shared facility.

Understand what you will pay

Clarify whether ordinary maintenance is included in the rent, who pays it and how payment is evidenced. Ask which services it covers and what costs extra. For special assessments or future increases, ask how responsibility is allocated in the lease and obtain advice if the scope is unclear.

Look beyond the monthly figure. There may be charges or deposits for facility bookings or moves. Request the current list of charges that could affect you rather than borrowing assumptions from another building.

Arrange access before booking movers

  • Permitted loading and unloading times
  • Lift reservation and capacity, where applicable
  • Route for large furniture and surface protection
  • Entry arrangements for the moving crew
  • Where the vehicle can park
  • How damage to a shared area is handled

Know which contact handles each issue

An internal appliance fault may go to the owner; a gate problem may go to the administration. Ask how reports are routed and received. Save ordinary-operation and emergency contacts without assuming round-the-clock cover unless it is confirmed.

If a verbal rule contradicts a document, request written clarification before signing. Do not assume the owner can grant an exception to a common rule either.

The point is to catch predictable friction: a pet without permission, furniture that cannot enter or a fee nobody included. Those issues are easier to resolve while comparing homes than after moving in.
